The Trust and Investment Group of CoreStates Financial Services Corporation is a highly-regarded trust and investment group offering services to a wide range of corporate and private clients. This project, designed in collaboration with William Miller of CoreStates Facilities Services Group, involved the renovation of approximately 40,000 square feet on the upper mezzanine level of the Centre Square Complex, a center-city Philadelphia high rise office twin-tower.
As with several other CoreStates office planning and interior renovation projects, this improvement consolidated the Trust and Investment Group onto one floor, combining several integrated operations which previously were not located physically next to each other or on the same floor.
And again, as is customary on projects of this type, services included taking inventories of all existing furniture and equipment and incorporating appropriate components into the new plan according to a schedule developed by the owner following the initial inventory. Drawings showing each component of furniture (systems furniture was used for most of the staff) along with the equipment on it or in it were developed for use by engineering disciplines and for move coordination. As can be expected in a contemporary office environment, and again as with other similar projects, a considerable amount of electronic data processing equipment was involved and considerable trades coordination was necessary to assure smooth facility start-up. Architectural documentation was detailed to the degree that it included, among other things, locations for floor coring where needed to feed systems furniture. The project was completed on schedule, with unanticipated extra costs totaling less than one percent of the value of construction.
